Ten years ago the story on College Avenue was new concepts finding a first home. This summer the story is different. The block is absorbing operators who already built a following somewhere else in the East Bay and decided Rockridge was where they wanted to land next.
That shift changes how a resident should read the storefront turnover. A relocation is not a gamble the way a debut is. When a twenty-year-old restaurant moves to your block, it is telling you something about foot traffic, rent math, and where the next decade of College Avenue diners are going to be.
The relocation that anchors the summer
Enssaro is the clearest example. One of Oakland's classic Ethiopian favorites is moving. After operating on Grand Avenue near Lake Merritt for roughly two decades, Enssaro is relocating to Rockridge. The opening of the new location is Friday, July 31.
The address is 5897 College Avenue, and the fitout is not a quiet one. The restaurant is "still family-owned and operated by the same mother, daughter, and son team," a press release notes. The new location has an interior designed by Kalu Gebreyohannes-Royster of Liyu Designs, who also designed Meski in SF and Oakland's Lucy Blue.
For a household that has been ordering doro wat from the Grand Avenue location since the mid-2000s, this is a walkable option now. For a newer neighbor who never made the trip to Lake Merritt, it is a chance to catch up on a restaurant that already knows its own audience.
What actually opened where
Enssaro is not alone. A few blocks south, Forge Pizza took over the former Toast space and reopened as its second outpost. The address is 5900 College Avenue, and the eatery will land near establishments such as Ramen Shop, Yimm Oakland, and Zachary's Chicago Pizza. Since 2013, when the original pizza place in Oakland launched, Forge has been part of the Bay Area food scene.

The East Bay Booksellers move is worth pausing on. Formerly DIESEL for about twenty years, the store took over the 5433 College Avenue space from a bowling alley. In 2024, EBB burned down and has since relocated to 6022 College Avenue, just a half mile to the north. That is another established name choosing to stay on College rather than leave.
The happy hour math is doing real work

A block away, Holy Basil Pho offers a daily happy hour from 4 to 6pm with $10 cocktails, $9 wine options, and $5 Lucky Buddha beers. A16 Rockridge runs its version from 5 to 6pm Sunday through Monday with discounted Southern Italian snacks and beverages for dine-in guests, in a room co-owned by Shelley Lindgren and Victoria Libin and centered around a wood-fired pizza oven.

The other reason to look up from your phone this month is that Rockridge is running a full slate of events on the street itself.
- Saturday, August 22, 2026, 11am to 4pm — Rock-N-Stroll. The Rockridge District Association invites the community to Rock-N-Stroll along the one-mile stretch of College Avenue, where visitors will find over 50 local artists and makers, live music from over 20 bands, sales, pop up shops, dining, and family activities. Unlike a traditional street festival, Rock-N-Stroll keeps College Avenue open to traffic while transforming businesses, sidewalks, patios, and public spaces into a walkable celebration.
- Tuesday, August 4, 2026, 5 to 8pm — National Night Out. A neighbor-focused evening across Rockridge blocks.
- Sunday mornings — Rockridge Farmers Market. Running since 1997, rain or shine.
- Thursday, September 3, 2026 (first Thursday), 7 to 9pm — RCPC monthly meeting at the Rockridge Branch Library, 5366 College Ave. A monthly neighborhood meeting open to all Rockridge residents, covering planning topics, local updates, and open community discussion.
Rock-N-Stroll is the anchor date. Public transportation is encouraged, with Rockridge BART station located just a short walk from the festivities. If you have out-of-town guests on the 22nd, this is the day to time their visit around.
The bigger shift underneath the storefronts
Zoom out from any single opening and a pattern shows up. College Avenue is not adding density at the sidewalk level, it is deepening it. The same block that lost Toast gained a second Forge. The Grand Avenue Ethiopian mainstay picked College. East Bay Booksellers walked half a mile north rather than leaving.
The clearest signal that Rockridge's commercial spine is being repriced sits at 5727 College. Preliminary plans have been revealed for a potential mixed-use skyscraper at 5727 College Avenue across from the Rockridge BART Station. The 31-story proposal looks to replace a Trader Joe's grocery store and associated surface parking with a high-rise senior living facility. Align Real Estate is the project applicant, working with the property owner, Albertsons. The whole complex might create 415 dwelling units with three different unit types.
Whether that specific project pencils out is a separate question. What matters for the current resident is that developers are looking at College Avenue frontage and modeling forty more years of demand. That is the same math the restaurant operators are running, in smaller ink.
What this means for a Tuesday walk down College
If you already live in Rockridge, the practical read is short. Enssaro is open now, so a familiar Grand Avenue dinner is a ten-minute walk instead of a drive around Lake Merritt. Forge has taken the Toast slot and priced its happy hour for a weekday pivot. The 22nd is a strollable Saturday whether or not you buy anything. And the Trader Joe's corner is worth watching because whatever happens there will change how the north end of the block feels.
A few smaller notes to keep on the radar. The 2,000 hand-painted tiles in the Rockridge BART station form a mural that depicts the Oakland hills firestorm of 1991 as remembered by the survivors, which is worth a slow minute if you have only ever rushed past it. Frog Park is a tucked-away walking path that curves through a hidden greenbelt of redwood trees and the Temescal Creek bed, and it is the fastest way to break out of the retail corridor without a car. And Bad Walter's Bootleg Ice Cream had a run of press this summer that has cemented it as the after-dinner detour on the street.
The takeaway for anyone who has lived here more than a couple years is that College Avenue is not turning over, it is thickening. Established operators are choosing this block on purpose. The next time a storefront goes dark, watch who moves in. Odds are you already know their other location.
